We have over ten years’ experience working in this area, initially as tree officers before making the move into the private sector to assist clients with achieving a suitable juxtaposition between their development and their trees.
Trees on or adjacent to properties or land that are subject to planning applications then the Local Planning Authority (LPA) will request a Tree Survey and an Arboricultural Impact Assessment (AIA). This will need to be fully compliant with the relevant British Standard BS5837 (2012) Trees in relation to design, demolition and construction – Recommendations. This is a service that we at Arbor Cultural Ltd. can provide for you.
We cover London, Surrey, Hampshire, Berkshire, West Sussex, East Sussex and Kent as well as the whole of the South East. Local authorities that we have successfully assisted our clients to enable them to gain planning permission include Elmbridge, Surrey Heath, Mole Valley, Epsom and Ewell, Runnymede, Spelthorne, Tandridge and Waverley, as well as London Boroughs including Merton, Bromley, City of Westminster, Barnet, Camden, Hackney, Harrow, Royal Borough of Kingston upon Thames, Sutton, Southwark, Kensington and Chelsea and Richmond upon Thames.
The survey will comprise of measurements of the trees girth, height and crown spread, along with a careful consideration of the other tree related constraints and an assessments of the trees’ condition, life stage, life expectancy along with any defects. Arbor Cultural’s tree survey and report will include an abridged tree health and safety assessment taken to ascertain the condition of the trees and recommendations made for any tree work considered necessary along with a timescale for its completion. This will be accompanied by a recommended re-inspection cycle.
The AIA will assess the likely implications of any proposed development on the retained trees and the potential impact of any trees on the proposed development.
Ideally this will be undertaken prior to a final design being decided on, but this is not always the case. Sometimes mitigation measures are required in the form of method statements for the incorporation of specialist construction techniques or equipment so as to prevent/minimise damage to trees. The requirement for a Tree Survey and AIA can be at any point in the planning process. It is best to undertake this prior to the submission. It can be asked for by the LPA before they register an application, or it can be within the time limit once an application is registered.
It is not unheard of for it to be placed on a planning permission as a condition. This is far from ideal as there is no way of placing any further conditions on the application to protect any trees when conflicts are discovered.
