Tree Related Mortgage/Insurance Reports
If there are trees on or adjacent to properties then mortgage and insurance companies will require an assessment of the implications for direct and indirect damage and any recommendations for tree work now and in the future. This is a service that we at Arbor Cultural Ltd. can provide for you.
Direct damage is where tree roots will grow into or under the walls or foundations of properties or branches and stems can grow against walls or roofs, and affect their structural integrity.
Indirect damage is where tree (or shrub) roots obtain water from the soil under foundations, reducing its volume and potentially causing differential movement of the structure. Indirect damage will only occur on shrinkable soil.
Both indirect and direct damage are rare occurrences but this does not prevent mortgage providers from regularly requesting them.
Additionally, as part of this service, we at Arbor Cultural Ltd. will undertake tree risk assessments, to ascertain the condition of the trees and recommendations made for any tree work considered necessary along with a time scale for its completion. This will be accompanied by a recommended re-inspection cycle. This will address the clients’ “Duty of Care” liabilities.
